The seller’s market in Phoenix right now is like the weather: HOT! If your house still hasn’t sold yet, it could be one of the following reasons:
1. It’s overpriced
Just because it’s a seller’s market doesn’t mean the sky’s the limit. If your asking price is too much, it’s simply not going to sell. How much is your house worth? – Whatever a buyer is willing to pay for it! If you are listing your house above market value, you might risk losing prospective buyers. That’s why it is important to work with an experienced real estate agent who knows the market and the comparables in your area.
2. Too much clutter
The most important factor to sell your house is to leave a wonderful impression on buyers. That includes having a clean space, not too much clutter or personal decor. Have your house professionally cleaned – nothing is a bigger turn-off than bad smell when you walk in the door! You want to make sure to open up your house, make room, remove those little nick-knacks and keep personal pictures at a minimum.
3. The House screams YOU
This goes along with the above point: if your house is full of your stuff, then buyers are gonna have a hard time seeing past your “unique” furniture, decor or wall color. You want the buyer to be able to see THEMSELVES living in the home!
4. Misleading Description
Ok, let’s be real: we all want the house to sell, so it’s normal to “pretty up” the wording in the description. BUT: it’s a No-Go to flat-out lie. It’s an absolute turn off to the buyer, you wasted their time and you lost their trust. Give an honest impression on what the buyer can expect walking into your home.
5. You’re present at the showings
No buyer likes to have a seller lurking around during a showing. The buyer may get very uncomfortable, feel pressured and maybe even leave the showing early because he didn’t feel the freedom to really look around and express his opinion to his agent.
